For Winter Park lanais, pool decks and porches, from lakefront homes to the streets under the oaks, all controlled with one button.
Florida Living Outdoor installs Fenetex One-Track motorized screens and MaxForce hurricane screens in Winter Park, in Orange County, on lakefront lanais, pool decks and covered porches. MaxForce typically runs $3,500–$9,500 per opening. Screens are built to order in 4–8 weeks and installed in 1–3 days, and hurricane-screen permits go through the City of Winter Park.
Lakes on almost every side and oaks over almost every street are why people love living here. They are also why a lanai or porch in Winter Park can be harder to enjoy than it looks.
Homes on Lakes Osceola, Virginia, Maitland and the rest of the chain get the view, and the midges and mosquitoes that rise off the water around dusk.
The canopy is the reason the streets stay cool, but it drops leaves, pollen and acorns on the deck all year.
Many Winter Park houses have trim, columns and porch details worth keeping. A screen has to fit the house and stay out of sight when it’s raised.
Lots near the middle of town are often narrow, so the pool deck or back porch sits in plain view of the house next door.
By mid-afternoon, a lanai that faces west takes the full sun, and the cushions are too hot to sit on.
Nearly half of a normal year’s rain falls from June through August, and wind-driven rain reaches well under a covered roof. Hurricane season runs into November.
None of that means giving up the porch. Each opening just needs the screen that matches its problem. Insect screens on the lake side, shade on the west, and hurricane screens you lower before a storm arrives.

A free 20-minute call. Tell us which space you want to use more and what’s stopping you. We’ll tell you honestly what fits.
We come to your home, look at the space with you, show you the options and give you a quote.
We measure every opening. When the job needs a permit, it goes through the City of Winter Park Building & Permitting Services at City Hall, 401 S. Park Ave. If your community has an HOA, we help with its architectural application. We don’t order anything until approvals are in.
Your screens are built to order, usually 4–8 weeks after we place the order. Our crews install in 1–3 days.
We show you how everything works, set up your controls and answer every question. Your warranties start here.

Ask us for One-Track pricing on your call. Every quote is set after a free site visit, because no two openings are the same.
If an awning or a simpler screen solves your problem, we'll tell you, even if it's the smaller job.
MaxForce hurricane screens typically run $3,500–$9,500 per opening. Size, mounting, motor and the permit move the price, and a free site visit sets your exact quote.
One-Track handles bugs, sun and privacy, and you raise it fully before a storm. MaxForce is built for hurricanes: you lower it fully when a storm comes. It’s approved under Florida Product Approval FL8637-R15.
The City of Winter Park’s Building & Permitting Services, at City Hall, 401 S. Park Ave., not Orange County. Hurricane screens need a permit and engineering, and we’ll tell you at the site visit what your job needs.
Most lakefront owners start with insect screens on the side facing the water, where midges and mosquitoes rise at dusk. Openings that catch afternoon glare off the lake often get shade fabric instead. We’ll walk each opening with you at the site visit and match the screen to its problem.
We’re based in Oviedo, about 16 miles (roughly 30 minutes without traffic) from central Winter Park. Site visits, installation and service all come from there.
Screens are built to order in 4–8 weeks once we place the order, and installed in 1–3 days. Add time for a city permit on hurricane screens, and for HOA approval if your community has one.
If your home is in one of Winter Park’s historic districts, check with the city’s Planning Division before exterior changes. We’ll help you gather what they ask for.
We do. We service every screen we install, and new installations come with a 5-year craftsmanship warranty and a 3-year track warranty.
Ask what tracks and motors they use, how the screens are anchored, who pulls the permit, what the warranty covers and for how long, and who services the screens afterward. Get the answers in writing, from us or anyone else.
Picture dinner on the lanai with no bugs, no glare and nothing to put away when the afternoon storm rolls through. It starts with a 20-minute call.
What happens next: you'll get a text and an email from us within five minutes. If you asked us to call, we usually call back within a couple of hours. After your phone consultation, we'll set up your on-site visit.
Shade, light and privacy for the space you already have.
Shade when you want it, open sky when you don’t. A retractable awning rolls out over a patio or back door and tucks away against the wall when you want the sun.
